Please keep in mind that the items below
are simply our default guidelines for measuring and recreating floor plans. We are happy to customize
our measuring process(es) and/or labeling process(es) to your
preference(s)/specification(s). To have us do so, simply send an email to
info@pebblehaven.com with
whatever preference(s)/specification(s) that you may have, and we will enter them into our system. Once in our system
they will then be applicable for any future order(s), making it so you will not have to manually request the same
"custom" preference(s)/specification(s) for multiple times.
Pebblehaven's Floor Plans Include:
- Major interior rooms (bedrooms, kitchen, living spaces, laundry etc.)
- All bathrooms (full and half) including plumbing fixtures
- Doors, openings into rooms, windows, stairs, fireplaces/woodstoves
- Garages (attached and detached)
- Closets (walk-in and average)
- Interior storage rooms (basements, attics, etc)
- Any constructed exterior "living spaces" which are attached to the main structure of the house (patios, decks, balconies etc.)
Pebblehaven Measuring Process:
1.) All rooms will be measured to the nearest half foot (and labeled
accordingly) If the measurement ends between:
- 1 and 3 additional inches, they will be discarded and rounded down to nearest foot.
- 4 and 8 additional inches, they will be recorded as a half foot
(6 in.).
- 9 and 11 inches, they will be rounded up to the nearest whole foot.
2.) All full bathrooms will be measured wall to wall (regardless of built-in closets, etc.), to back of shower and/or tub and labeled accordingly.
3.) Closets
- Only walk-in closets are measured.
- If a closet that extends out into the room takes up 50% or more of the wall on which it is located, measurement is taken from the opposite wall to the closet doors. If closet is
less than 50% of the wall, measurement is taken wall to wall, continuing to the back of the closet.
Areas of a Property NOT Labeled and/or Measured:
- Average closet spaces (as these are not included in the living area square footage)
- Hallways
- Driveways
- Stairways
- Pools/Hot Tubs
Pebblehaven Labeling Process:
1.) A room is only considered/labeled a bedroom if it includes a closet
(if a room is being used as an office by current owner but has a closet in it, it will
still be labeled as a bedroom). If it is a smaller room and does not include a closet, the space will be labeled office or study.
2.) If only one bedroom has a "private" bathroom (no matter the size) it will be labeled Master Bedroom. If no master bathroom,
or multiple rooms have a "private" bathroom, the largest of the
"applicable" bedrooms will be labeled Master Bedroom. If no master bathroom and bedrooms are all the same size, the room currently being used by the homeowner as the
Master Bedroom (from what we can visually infer) will be labeled as
such.
3.) If only one "living space" (a common room for entire household that is not the kitchen/dining etc.) it will be labeled Living Room. If more than one "living space" they will be labeled as follows: Living Room, Family Room, Recreation Room, Play Room, Bonus Room. If secondary living space seems smaller than "normal" it will be labeled Den.
4.) Only walk-in closets will be labeled with measurements. All other closets will be labeled with a "c".
5.) If outside area is connected to home and is made from wood and has no roof covering, it will be labeled Deck. If outside area is made from laid stone/brick/tile etc. it will be labeled Patio. If outside area that is not heated but has a roof covering it (whether or not there are windows, screens, or doors), label Porch. If seemingly an outside area, but is heated, and has a roof covering it, label Sun Room or Four Seasons Room.
6.) All rooms will be labelled with full measurements (no half measurements). For example, if a room measures to be 15.5 x 16, it will be labelled as 15 x 16. |
